George Ramirez makes signs. His building made problems. For years, PDI Chicago Signs operated out of a traditional space on Chicago’s west side — and every day felt like a fight. Parking was a war: tickets on this side of the street, tickets on that side, employees leaving their work to shuffle cars whenever another business needed out. The loading dock shut down at 2pm, which meant any delivery after that became an emergency. The alleys brought rodents no amount of cleaning could fix. And good luck getting clients to visit a location that was hard to reach with nowhere to park.

George stumbled across WareSpace while searching for something better. He wasn’t sure what to expect, but the first conversation got him curious. Three loading docks instead of one — available around the clock. Deliveries that drivers can drop off remotely, even after hours. One price that covers everything: rent, electricity, internet, heat, AC. No separate bills to chase. No surprises. Since October 2024, George has stopped fighting his building and started growing his business. He’s already planning to expand into an office space for new ventures. And for the first time, he can attract the quality employees who want to work somewhere pleasant.

Before WareSpace The 2pm Deadline

Before WareSpace
The 2pm Deadline

Sign manufacturing means supplies coming in constantly. Different vendors, different schedules, deliveries that don’t care about your business hours. At George’s old Chicago building, the loading dock shut down around 2pm when employees left. Anything arriving after that? Problem.

Parking made everything worse. The city of Chicago offered minimal spots for employees, none for clients, and constant pressure from traffic enforcement. Tickets accumulated on both sides of the street. The 4 o’clock rush created chaos. When employees from neighboring businesses needed to leave, George’s team had to stop working and move their cars. It was a daily distraction that pulled energy away from actual sign-making.

The building itself fought back. One shared restroom for everyone — no separation for men and women. Rodents in the alleys that no amount of effort could eliminate. Mail that arrived inconsistently. A west side location that some clients simply couldn’t reach easily. Rising costs in the city with a lease renewal approaching.

George wanted out. The industry was changing, and he needed infrastructure that could change with it. Something streamlined. Something modern. Something that would stop working against him.

“You’re trying to streamline your process and you have to move cars. Employees leave from the other business, you have to move the cars. The 4 o’clock traffic. They give tickets on this side, on that side. It would take away from the business, pretty much.”

Making the Switch Three Docks, Zero Headaches

Making the Switch
Three Docks, Zero Headaches

George wasn’t looking for WareSpace specifically — he was just looking for something better. When he talked to Michael and saw what was available, curiosity turned into conviction. It was, as he describes it, “a modern solution to traditional renting.”

The loading docks sold him immediately. Not one dock that closes at 2pm — three docks, available 24 hours. All the equipment to load and unload right there. UPS, FedEx, any delivery driver can punch in a code or get buzzed in remotely. Packages land in organized areas. No more tracking, waiting, or wondering where things ended up.

The small details added up to something bigger. Dollies everywhere — no more hunting for one someone left across the building. Pallet jacks ready to use. Mail that actually arrives consistently. A common area with coffee and tea to offer visitors. Clean bathrooms, maintained by a crew that handles issues immediately instead of whenever a landlord gets around to it.

The financial simplicity was a relief. George’s old space meant juggling bills: garbage here, electric there, heat somewhere else, AC adding up in summer. WareSpace consolidates everything into one payment. Online. Easy. No surprises when the heater breaks or the AC runs high. He knows his number and can focus on running the business.

Where They Are Now The Hiring Advantage

Where They Are Now
The Hiring Advantage

Here’s something George didn’t expect: WareSpace made hiring easier. Good employees want to work in a good environment. They notice clean bathrooms. They appreciate a maintenance crew that handles problems. They respond to a workspace that feels professional instead of chaotic. For the first time, George can attract quality people because the space itself is an asset, not a liability.

Clients notice too. The old Chicago location meant rodent concerns, parking frustration, and awkward visits. Now clients arrive to actual parking spots, pleasant background music, a clean environment, and a Keurig if they want coffee. George can offer an experience that sets PDI apart before the conversation even starts. First impressions happen in the space, not despite it.

The community caught him off guard. He’s already doing business with other tenants he met in the building. Everyone’s friendly. There’s pizza on the first week — “I heard Planet Fitness does that,” George laughs, “but here I’m actually looking forward to it.” The good energy is real, and it matters when you’re showing up to work every day.

Now George is thinking bigger. WareSpace has office spaces he’s eyeing for other ventures. There are three other Chicagoland locations if expansion makes sense. The short-term structure means options: scale up, scale down, try something new. Being freed from the old building’s constraints opened up room to think about what comes next.

“The major change in my business is I could hire quality people because it’s a positive work environment. Good employees want to work in a nice, clean, pleasant workspace. It takes the burden of all the maintenance off your shoulders.

What They Love A Building That Works With You

What They Love
A Building That Works With You

George spent years fighting his building. Now his building fights for him.

Three 24-hour docks mean supplies arrive on their schedule, not a 2pm cutoff. Remote access means deliveries happen even when George isn’t there. The all-inclusive pricing means one number to budget, no surprise bills, no worrying about Chicago winters breaking the heater.

The pleasant environment became a competitive advantage he didn’t anticipate. Quality employees. Impressed clients. A workspace that people actually want to show up to. The maintenance burden lifted off his shoulders means energy goes into making signs, not managing facilities.

The options opened up growth thinking. Office spaces available. Multiple locations across Chicagoland. A short-term structure that makes pivoting possible. George is already planning his next move.

As he puts it: in business, distractions come every day. Having a home base that’s not working against you lets you attack those time-sensitive projects. WareSpace is a modern solution for an old problem — and George is all about innovation.
