PRESS RELEASE
174,500 SF adaptive reuse project marks company’s 21st facility and fourth Dallas-Fort Worth location, bringing total DFW portfolio to 650,000 SF
PLANO, TX — September 9, 2025 — WareSpace, a national provider of small warehouse spaces, has completed the acquisition of a 174,500 square-foot former big box retail property in Plano, Texas, marking the company’s 21st facility nationwide and fourth location in the Dallas-Fort Worth metroplex.
Located at 700 E Plano Parkway with immediate access and frontage along the George Bush Turnpike, the property represents a significant adaptive reuse project that will transform a vacant retail space into a thriving small business hub. The acquisition brings WareSpace’s total DFW portfolio to 650,000 square feet across four locations.
The project received unanimous approval from the Plano City Council for rezoning to allow WareSpace’s small business operation by right, demonstrating the city’s commitment to supporting innovative business solutions and economic development.
“This Plano project perfectly captures our mission; taking underutilized real estate and transforming it into infrastructure that small businesses actually need,” said Levi Cohen, CEO at WareSpace. “The City of Plano’s support has been incredible, and we’re excited to bring new economic energy to this location that’s been vacant for years.”
The facility is expected to serve over 160 small businesses in the broader DFW market, from e-commerce operators to contractors, light manufacturers, and creative entrepreneurs seeking professional workspace to scale their operations.
“Plano represents our continued focus on adaptive reuse projects that revitalize communities while solving real problems for growing businesses,” said Jeff Jenkins, VP of Acquisitions at WareSpace. “We’re always looking for creative opportunities to grow our model, and this big box conversion demonstrates how we can breathe new life into vacant retail spaces.”
The property’s strategic location along the George Bush Turnpike, neighboring a 400-unit apartment complex, positions it to serve businesses throughout the DFW metroplex with easy highway access and proximity to both residential and commercial areas.
WareSpace thanks Amy Nott with JLL, who represented the company on this transaction, and Scott Rodgers with DuWest Realty, who represented the seller. The company also extends gratitude to the City of Plano for its business-friendly approach and collaborative partnership throughout the approval process.
The Plano location will offer private warehouse units ranging from 200 to 2,000 square feet, each featuring climate control, 24/7 secure access, loading docks, WiFi, industrial racking, and access to shared amenities, including a kitchen, conference rooms, and lounge areas. All units feature WareSpace’s signature all-inclusive pricing with flexible lease terms as short as six months.
The Plano acquisition reinforces WareSpace’s commitment to adaptive reuse projects that transform vacant commercial real estate into productive small business infrastructure while supporting local economic development.
