What you can run from a WareSpace unit

Most small businesses are an easy yes. Here's a plain-English guide to the uses our spaces are built for, the few that need a quick green light from your General Manager, and the ones we can't allow, so you know you're a fit before you sign.

Acceptable, needs approval, or not a fit

WareSpace units are built for storage, fulfillment, distribution, and light commercial work. A handful of uses need a location-specific green light, and a few can't be accommodated. When in doubt, just ask your General Manager.

The everyday uses our small warehouses are built for.

  • Storage of inventory, materials, and equipment
  • eCommerce fulfillment, packing, and shipping
  • Light assembly and kitting
  • Distribution and regional logistics
  • Contractor materials, tools, and job-site staging
  • Light manufacturing within noise, heat, and odor limits
  • Creative studios, photography, and small-batch production
  • Office and admin work inside your unit
  • Auto parts, oils, and fluids that are retail-packaged and stored below 8 ft

Needs approval

Possible at select locations once your General Manager signs off.

  • Last-mile delivery operations (dock and parking impact reviewed first)
  • Coffee or tea roasting
  • Lithium-ion or EV battery storage and charging stations
  • Alcohol storage, prepackaged and under 16% ABV only
  • Vinyl wrapping and vehicle graphics, aesthetic work only, at select locations

  • Auto mechanic work, detailing, or car washing
  • Tire storage or selling cars from the lot
  • Indoor vehicle or car storage
  • Welding, sanding, or spray painting
  • Running engines or dyno testing
  • Heavy vehicle repair on lifts
  • Flammable or hazardous material storage
  • Food manufacturing or commercial kitchens
  • Cryptocurrency mining or server farms
FAQ

Can I do that from a small warehouse?

Straight answers on the uses tenants ask about most, from auto parts and vehicle work to food, batteries, and last-mile delivery.

Can I run an auto repair shop or mechanic business from a WareSpace unit?

No. Auto mechanic work, detailing, car washing, running engines, dyno testing, and heavy repair on lifts are not permitted. You can store retail-packaged auto parts, oils, and fluids below 8 ft, and aesthetic vinyl wrapping is allowed at select locations with approval, but mechanical and bodywork are not.

Can I store a car or vehicle inside a WareSpace unit?

No. Indoor vehicle and car storage is not permitted, and you can't sell cars from the lot. WareSpace units are built for inventory, fulfillment, and light commercial use, not vehicle storage.

Can I store food or run a commercial kitchen?

You can store prepackaged, shelf-stable goods and run fulfillment, but food manufacturing and commercial kitchens are not permitted. Coffee or tea roasting may be possible at select locations with General Manager approval.

Can I do last-mile delivery out of my unit?

Possibly. Last-mile delivery operations need approval first because of their dock and parking impact. Check with your General Manager so we can confirm the location can support your routes.

Can I store alcohol, batteries, or other regulated items?

Alcohol storage is allowed only when prepackaged and under 16% ABV, with approval. Lithium-ion and EV battery storage and charging stations also need approval. Flammable and hazardous materials are not permitted.

Are there noise, heat, or odor limits?

Yes. Operations must stay within posted noise limits (generally up to 80 dB) and can't create excessive heat or odor that affects neighboring tenants. Follow posted stacking and height limits in your unit.

I'm not sure my business is a fit. How do I find out?

Just ask. Tell us what you do when you get an instant quote or book a tour, and your General Manager will confirm whether your use is acceptable, needs approval, or isn't a fit, before you sign anything.
