Andy Lambert was taking his daughter to school when he drove past a building he’d never noticed before. WareSpace. He looked it up online, and what he found felt like a dream: small warehouses with private loading docks plus office space, all in one location. Well-lit. Clean. Price per square foot that made sense for a small business. It was like nothing he’d ever seen. CycleHoop US — the North American branch of a London-based company that designs and manufactures high-security bicycle parking — had been working from home and using third-party warehouses since 2022. They weren’t touching their products every day, and quality control was slipping.

That drive past WareSpace changed everything.

Since November 2024, CycleHoop has been at the Minneapolis location — and they’ve already moved into their third space because they keep needing more room. Lead times got cut in half once they stopped relying on third-party fulfillment. Quality control came back in-house. When a customer needs a replacement part, they’re on it the same day. The private loading dock lets them assemble oversized pallets over two or three days without stress. The shared equipment — pallet jacks, material lifts, rolling ladders — means they don’t have to buy any of it. And for a small business with a handful of employees doing a lot of different things, being surrounded by other entrepreneurs who understand that reality just makes sense.

Before WareSpace Not Touching Their Own Products

Before WareSpace
Not Touching Their Own Products

CycleHoop’s parent company is based in London. When they launched the North American branch in 2022, Andy Lambert started the way a lot of small businesses do: working from home, using third-party warehouses, outsourcing order fulfillment.

The problem was control. They weren’t around their products every day. They weren’t directly touching the inventory. Quality control became a concern — when you rely on third-party help for warehousing and fulfillment, you give up a lot of control over how your product ships.

The first office they moved into was a shared office facility in downtown Minneapolis. Good for desks. No warehouse space. And finding just a thousand square feet of warehouse proved surprisingly difficult.

The business was growing. They wanted more control over inventory, over how orders were packed and shipped. But the options for small businesses needing small warehouse spaces with proper loading docks just didn’t seem to exist.

Then one morning, Andy was driving his daughter to school and passed a building he’d never really noticed. WareSpace. He looked it up online. What he found changed everything.

“I was taking my daughter to school and I drove by this place. WareSpace — what is that? I looked it up online and it was like a dream come true. Little warehouses with private loading docks plus office space, all in one location. It was like nothing I’d ever seen before.”

Making the Switch A Game Changer for Small Business

Making the Switch
A Game Changer for Small Business

Finding WareSpace was, in Andy’s words, “a game changer, honestly, for our business.” The concept solved a problem that had seemed unsolvable: warehouse space appropriately sized for a small company, with a private loading dock, plus offices and conference rooms and communal space — all at a price per square foot that made sense.

The private loading dock became critical. CycleHoop ships large, bulky items on oversized pallets. Assembling those pallets often takes two or three days. With a private dock, they can stage products in front of the door without worrying about sharing it. When the truck arrives, everything’s ready. That kind of flexibility doesn’t exist with shared dock access.

The shared equipment eliminated capital expenses. Pallet jacks, powered material lifts, rolling ladders — all available without buying any of it. For a small business, that sense of community in sharing resources just makes everything easier.

The facility itself stood out. Well-lit. Clean. Easy to get in and out of. Professional in a way that other small warehouse options simply weren’t. The quality of the space matched what larger companies have access to — but sized and priced for smaller businesses.

The all-inclusive pricing made the bills simple. One payment covers everything. Super efficient — no fluff, no extra, just the right amount of office and warehouse space for what CycleHoop actually needs.

Where They Are Now Lead Times Cut in Half

Where They Are Now
Lead Times Cut in Half

Since November 2024, CycleHoop has been at WareSpace — and the impact was immediate. Lead times got cut in half. Not incrementally better. Half.

The difference came from control. No more relying on third-party warehouses. No more outsourced order fulfillment. They were finally working with their materials and products directly, managing their own inventory, ensuring the quality of every shipment themselves.

Daily operations became smoother. If something goes wrong with an order, they’re on it the same day. If a customer needs a replacement part, the response is immediate. That kind of customer service builds reputation and creates job satisfaction — knowing you can actually serve people well.

The growth has been fast. CycleHoop is now in their third warehouse space at WareSpace — they just keep needing more room. Mike, the property manager, has been super accommodating in helping them get the right space as needs evolve. Moving between units was easy: palletize everything, use the shared equipment, shift to the new space. Security deposits figured out cleanly. The tenant dashboard provides visibility on leases and payments.

The community has been an unexpected bonus. Other like-minded businesses: scooter repair companies, locally focused entrepreneurs. Everyone’s operating relatively small businesses with a lot in common — size, needs, how they work. There’s even been talk of a collaboration with the scooter company: putting a CycleHoop bike hanger out front for customer drop-offs.

Security has been solid. In six months, one situation came up — and management communicated immediately, took it seriously, handled it well. Products feel safe. The community watches out for each other.

“Once we moved into WareSpace, we cut our lead times in half. Being able to get a small warehouse space with a private loading dock enabled us to improve the quality of the product as it shipped — and shorten our lead times.”

When it comes down to dollar per square foot, Andy says it’s really hard to beat what WareSpace offers. For a small business that needs warehouse space and plans on growing, this is what the model looks like.
