Questions from makers

Producing out of WareSpace

The practical questions makers ask before they tour, on production, power, deliveries, sizing, and what fits.

Can I run light manufacturing or assembly in a WareSpace unit?

Yes. Many Tenants use their units for small-scale production, assembly, and kitting, with industrial racking, power, fast WiFi, and shared loading docks all included. Quiet-to-moderate production fits well in a private, lockable unit.

Is there enough power for equipment and pack stations?

Every unit comes with plenty of electrical outlets and fast WiFi, enough to run assembly tables, pack stations, printers, and light equipment. If you have specific power requirements, the on-site General Manager can walk you through what each location supports.

What kinds of production aren't a fit?

Because neighboring units are close by, businesses that require loud machinery or heavy industrial operation are not a good fit. Light assembly, printing and embroidery, component assembly, and finishing work fit well; heavy fabrication does not.

Can suppliers deliver materials and pick up finished goods?

Yes. Every location has shared loading docks and material-handling equipment standard, so raw materials come in and finished product ships out without waiting on a residential delivery window.

Can I size the space up as production grows?

Yes. Units run from about 200 to 2,000+ square feet on short 6- to 12-month terms, so you can size up to whatever is available, or down to a minimum of 200 square feet, as production volume changes, without renegotiating a long-term lease.

Power, stacking height, and what isn't allowed?

Units come with 120V/20-amp power standard, and higher capacity can be added on request for equipment. Ceilings allow safe stacking up to about 12 feet on racking. A few uses aren't a fit: food manufacturing isn't permitted (though packaged-food storage is fine), and the units aren't set up for crypto-mining or server-farm operations.

How much does a small manufacturing unit cost?

Units start at $1,000/mo, all-inclusive, covering HVAC climate control, shared loading docks, racking, 24/7 access, WiFi, utilities, and amenities. No CAM charges, no triple-net (NNN) surprises, and no personal guarantee.

How do I know if my business is an acceptable use?

Most storage, fulfillment, distribution, and light commercial uses are a fit. A few uses need General Manager approval first, such as last-mile delivery, coffee roasting, or battery storage, and a handful aren't permitted, including auto repair, indoor vehicle storage, food manufacturing, welding or spray painting, and crypto-mining. See the full acceptable use policy at warespace.com/resources/acceptable-use, or just tell us what you do and we'll confirm your fit before you sign.
