Fremont has the largest industrial real estate inventory in the region, according to the City of Fremont. That space is not spread evenly. Technology and life sciences jobs concentrate in three districts: Warm Springs, Bayside, and Ardenwood. Each suits a different kind of business.
Warm Springs and South Fremont
Warm Springs is anchored by Tesla’s Fremont Factory, a 5.3 million Sq Ft operation with an approved plan to expand by another 4.6 million Sq Ft. The city has designated an 850-acre Innovation District around the factory and the Warm Springs/South Fremont BART Station. Employers named by the city include Zoox, Seagate, Western Digital, Thermo Fisher Scientific, and FM Industries.
The district mixes industrial buildings with new housing and transit-oriented development. The city expects the area to add more than 20,000 jobs and 4,000 housing units.
Good fit for: hardware and manufacturing suppliers, contractors serving South Fremont and Milpitas, and businesses that want BART access for staff.
Bayside Industrial Zone
Bayside runs along the west side of I-880, from Dixon Landing at Fremont’s southern border up to Stevenson Boulevard. The city says it holds over two-thirds of Fremont’s industrial space and covers everything from heavy industry to advanced technology. Major employers include Lam Research, UPS, Delta Electronics, and Mentor Graphics. The Pacific Commons Shopping Center also sits in the district.
Good fit for: logistics, distribution, and production users that need I-880 frontage. Expect most buildings to be sized and priced for large occupiers.
Ardenwood Technology Park
Ardenwood sits at the eastern base of the Dumbarton Bridge, off Highway 84 and I-880. The city describes it as a 3 million Sq Ft research and development hub with many life sciences companies, including Boehringer Ingelheim. Much of the space is suburban office and flex buildings.
Good fit for: life science, R&D, and businesses that cross the Dumbarton Bridge to the Peninsula often. The office-park format suits labs and offices better than pallet storage.
| District | Main access | Typical space | Best for |
|---|---|---|---|
| Warm Springs | I-880, I-680, BART | Manufacturing, new industrial | Hardware, contractors, staff on transit |
| Bayside | I-880 | Large industrial and logistics | Distribution, production |
| Ardenwood | SR 84, I-880 | Office and flex R&D | Life science, Peninsula-facing teams |
How Small Businesses Should Choose
Start with your routes, not the district name. Map your customers, suppliers, and staff, then test the drive at the hours you work. The Fremont shipping access guide covers the freeways, the Port of Oakland, and BART.
Then check what each building actually allows. Office-style flex space and warehouse units differ on loading, power, and approved uses. The Fremont flex space vs warehouse guide walks through the tradeoffs.
Small units are scarce
Fremont's industrial base is built around large users. Many listings start at several thousand Sq Ft, so a small business often ends up paying for space it does not need.
WareSpace Fremont is coming soon to 47651 Westinghouse Dr in the Warm Springs District, with a Summer 2027 opening window. It will offer private, all-inclusive warehouse units with pricing starting at $1,000/mo and 6- or 12-month agreements. Fremont unit sizes and pricing have not been released.
