Fremont calls itself the “hardware side of the Bay.” The City of Fremont reports more than 900 manufacturing and hardware companies, and says advanced manufacturing accounts for one in every four jobs in the city. For a small team building physical products, that density means suppliers, machine shops, and skilled workers are close by. The hard part is finding space sized for a team of three instead of three hundred.
Why Hardware Companies Cluster in Fremont
The city points to its industrial real estate inventory, the largest in the region, and a workforce with deep hardware and semiconductor experience. Employers named by the city include Tesla, Lam Research, Western Digital, Seagate, and Thermo Fisher. In the Warm Springs District alone, the city lists Zoox, Seagate, Western Digital, Thermo Fisher Scientific, and FM Industries alongside the Tesla factory.
Broker data points the same way. NAI NorCal’s October 2026 East Bay report says industrial demand is concentrated in modern, power-capable buildings in Fremont, Newark, and the southern I-880 corridor, and calls access to power an increasingly deciding factor in site selection.
The Small-Team Space Problem
That demand favors big users. New Fremont buildings have leased to large manufacturers, including a 267,099 Sq Ft Tesla lease at 49000 Milmont Dr reported by NAI NorCal. A small hardware startup or contract assembler usually needs something very different:
- A few hundred to a couple thousand Sq Ft for benches, inventory, and test stations
- Shared loading for inbound parts and outbound shipments
- A short commitment while product-market fit and volumes settle
- A space that is ready to use without a build-out
Match the Work to the Space
Write down the work you will actually do before you tour anything. Light assembly, kitting, packaging, testing, and storing finished goods fit many small warehouse settings. Heavy machining, hazardous materials, high-power equipment, or process exhaust usually need purpose-built industrial space, specific permits, and a landlord who approves that use.
Confirm approved uses in writing
WareSpace locations support approved storage and light operations such as inventory, packing, shipping, and light assembly, subject to the Acceptable Use Policy. Confirm power, equipment, and process needs before you commit to any space.
The Fremont business permits guide covers the business tax certificate and the permits that can apply to improvements and storage. If you are weighing office-style flex space against a warehouse unit, read the Fremont flex space vs warehouse guide.
