Fremont has some of the strongest industrial demand in the East Bay, and that shows up in the asking rents brokers report. The base rate is only the start, though. Before you compare spaces, add up NNN or CAM charges, utilities, equipment, insurance, and move-in work across the whole term.

What Brokers Report for Fremont and the East Bay

Kidder Mathews tracks Fremont and Newark as one submarket. In 3Q 2026 it reported these figures. They are third-party market asking data for broad industrial property, not a quote for a small unit and not a WareSpace price.

$1.71
Fremont/Newark submarket asking rate, per Sq Ft per month (Kidder Mathews, 3Q26)
5.4%

3Q 2026 Kidder Mathews categoryMonthly asking rate
Fremont/Newark submarket$1.71/Sq Ft
East Bay market total$1.60/Sq Ft
East Bay flex market asking rate$2.26/Sq Ft
East Bay warehouse/distribution market asking rate$1.35/Sq Ft

Fremont/Newark asks more than the East Bay total. That premium tracks demand: Kidder Mathews reported 862,565 Sq Ft of year-to-date direct net absorption in the submarket while the East Bay overall was negative for the year.

The Costs a Base Rate Leaves Out

A quoted NNN rate usually excludes your share of property taxes, building insurance, and common-area maintenance. For a small business those pass-through charges can change during the term, which makes budgeting harder. Ask for a written schedule that separates:

  1. Base rent
  2. NNN, CAM, or operating expenses
  3. Utilities, internet, and trash
  4. Business insurance
  5. Racking, workbenches, carts, and a pallet jack
  6. Security deposit and prepaid rent
  7. Permits and improvements
  8. Annual increases and renewal terms

Multiply each monthly charge by the lease length, then add the one-time costs. That gives you both the cash you need up front and the real cost of staying.

Watch the minimum footprint

Most Fremont industrial space is built and leased for large occupiers. A low per-Sq-Ft asking rate on a 10,000 Sq Ft minimum still costs more than a smaller space sized to your actual operation.

How Lease Term Changes the Math

Traditional industrial leases in the Bay Area often run for several years. A longer commitment can mean paying for space you outgrow or do not use yet. Compare what each option costs if your volume doubles, or if it drops, within the first year.

If your needs are still moving, read the San Francisco small warehouse size guide before you settle on a footprint. The Fremont flex space vs warehouse guide explains why flex space usually asks more than warehouse space.

Keep Market Rents Separate From WareSpace Pricing

The figures above describe comparable market asking rents. WareSpace advertises all-inclusive monthly pricing starting at $1,000/mo, with short-term 6- or 12-month agreements. Utilities, HVAC, WiFi, loading docks, and shared equipment are part of the standard model. Fremont pricing and unit inventory have not been released.

Questions to Ask Before Signing

  • Is the quote monthly or annual, and is it based on rentable or usable area?
  • Which NNN or CAM charges can change during the term?
  • Are utilities, WiFi, HVAC, and trash included?
  • What equipment or improvements must you supply?
  • Which business activities are approved?
  • Can you change your footprint if the business changes?
