Start with the lease structure

Budget for setup, not just rent

A traditional lease may also require racking, internet installation, security, electrical work, material-handling equipment, and deposits before the operation is functional. Ask which improvements remain with the building and which are yours to remove.

The safest comparison is a 12-month all-in model. Include every monthly charge, one-time setup cost, and the cost of unused square footage. Then stress-test the number for slower sales or a delayed customer payment.
