WareSpace has two Houston buildings, and they do different jobs. WareSpace Northwest Houston sits near Beltway 8 and is leasing now. WareSpace Houston Heights sits inside the 610 Loop and is coming soon.
The right choice depends on two things: where your customers, crews and suppliers are, and when you need space. This guide puts the two side by side using only confirmed facts, adds market context for the Northwest corridor, and ends with a checklist you can run in 15 minutes.

Who each location suits
WareSpace Northwest Houston
WareSpace Northwest Houston fits businesses that:
- Need space now, not after an opening date
- Serve customers or job sites across Spring Branch, Jersey Village, Cypress, Memorial, the Energy Corridor or Katy
- Run routes that lean on Beltway 8, I-10 or US-290 to cover the west and northwest suburbs
- Want to tour a working building before they decide
WareSpace Houston Heights
WareSpace Houston Heights fits businesses that:
- Serve customers clustered inside the Loop, such as the Heights, Downtown or the Galleria side
- Want a base less than 1 mile from the I-610 North Loop and about 1 mile from US-290
- Have staff who rely on transit, with the METRO Northwest Transit Center about 1 mile away
- Can wait for an opening date and want early updates through the Founders List
Oak Forest and Garden Oaks appear on Northwest’s service list, and they also sit just north of the 610 North Loop. If your customers are there, compare real route times from both addresses before choosing.

What the Northwest market data says
The Northwest corridor is one of the busiest industrial submarkets in Houston. The figures below come from the Cushman & Wakefield Houston Industrial MarketBeat for Q3 2026, published October 2026. They describe the broader industrial market, mostly large buildings, and are not WareSpace figures.
| Houston industrial market data, Q3 2026 (Cushman & Wakefield) | Value |
|---|---|
| Northwest submarket leasing | 3.8 msf |
| Northwest submarket net absorption | 1.5 msf |
| Northwest submarket under construction | 6.3 msf |
| Market asking rent, comparable industrial, Northwest submarket | $8.72 psf |
| Market asking rent growth, Northwest submarket, year over year | 7.1% |
| Market asking rent, comparable industrial, Houston average | $8.16 psf |
| Houston industrial vacancy | 6.3% |
A few takeaways from the report:
- Southeast, Northwest and North led all Q3 leasing, with Northwest second at 3.8 msf.
- Northwest and North together held 56.2% of the 19.6 msf under construction across Houston.
- The Houston average asking rent of $8.16 psf was a record high, according to C&W.
CBRE’s Q3 2026 figures, as summarized in TenantBase’s Q3 2026 Houston report, point the same way: 6.3% vacancy and 18.4 msf under construction.
What this means for a small business is simple. The Northwest corridor is where a large share of Houston’s new distribution space is going, so suppliers, carriers and logistics activity are concentrated there. Market asking rents for comparable buildings are quoted per square foot per year and usually come with separate charges and multi-year terms. WareSpace works differently, with one all-inclusive Monthly License Fee from $1,000/mo and 6 to 12 month leases.

You do not have to wait to get started: if you need space now, tour WareSpace Northwest Houston, which is leasing today. If an inner-loop base fits you better, join the Houston Heights Founders List at the same time so you hear about opening details first.
Decision checklist
Run through these questions with your last three months of orders, jobs or deliveries in front of you.
- Where do most of your stops happen? Plot them. If most fall inside 610, the Heights location is built for you. If they spread across the west and northwest suburbs, Northwest is the stronger base.
- When do you need space? Northwest is leasing now. Houston Heights has no public opening date, so it only works if you can wait.
- Which freeways do your routes use? Beltway 8 and the outer stretches of I-10 and US-290 favor Northwest. The I-610 North Loop and the inner stretches of US-290 and I-10 favor the Heights.
- Where do your suppliers ship from? The City of Houston’s location guide (reviewed November 2026) advises making sure suppliers can find you easily. Check where your inbound freight originates.
- How will your team get to work? The same City guide asks you to consider your labor market and commute. Transit riders may prefer the Heights location, near the METRO Northwest Transit Center.
- How will construction affect you? The TxDOT Houston District projects page (reviewed November 2026) lists the I-10 Inner Katy Managed Lanes Project from Voss Road to I-45 and work on Hempstead Road. Both can affect routes between the two buildings.
- What do you need to confirm in person? Loading, unit size and access are best judged on a tour. That is possible at Northwest today. For the Heights location, wait for confirmed details before leasing.
How to take the next step
Because WareSpace leases run 6 to 12 months, this is not a multi-year bet. Pick the building that fits how your business runs today.
- Need space now: book a tour of WareSpace Northwest Houston at 10795 Hammerly Boulevard.
- Want an inner-loop base: join the Founders List on the WareSpace Houston Heights page for opening updates, with no commitment and no implied availability.
Not sure yet? Do both. Tour Northwest, join the Founders List, and decide once Houston Heights details are confirmed.
