Rockville sits in one of the tighter industrial pockets around Washington, DC, and broker reports put North Bethesda/Rockville asking rents above the Suburban Maryland average. A quoted rate per Sq Ft per year is only one line of the bill, though. Before you compare a Rockville flex suite with a small warehouse, add the pass-through charges, utilities, insurance, setup, and the cost of the lease term itself.

What brokers report for Rockville and the I-270 corridor

Three brokerages publish regular figures for this area. Each draws its submarket lines a little differently, so treat the numbers as a range rather than a single answer. All of them are market asking rents for comparable industrial and flex property, quoted per Sq Ft per year on a net basis. None is a quote for a specific Rockville space, and none is a WareSpace price.

NAI KLNB, Q3 2026I-270 Corridor, flex$24.55
CBRE, Q3 2026Suburban Maryland, industrial average$14.53

Two patterns stand out. First, flex costs more than warehouse space. NAI KLNB’s I-270 flex asking average sits about $8 per Sq Ft per year above its I-270 industrial average. Flex buildings usually add office finish, glass, and more parking, and you pay for those whether you use them or not. Our Rockville flex space vs warehouse guide walks through that trade-off.

Second, Rockville asks more than the wider region. CBRE put the Suburban Maryland industrial asking average at $14.53 in Q3 2026, up 3.6% from a year earlier. Availability is shifting too: Cushman & Wakefield reported North Bethesda/Rockville vacancy at 5.5% in Q2 2026, up from 3.4% in Q1.

What “net” means on a Rockville quote

Most broker figures are net rents. In a triple net (NNN) lease, the base rent leaves out three costs that the landlord passes through to tenants:

  1. Your share of property taxes
  2. Your share of the building’s insurance
  3. Common area maintenance (CAM), such as parking lot upkeep, snow removal, landscaping, roof repairs, and management fees

Pass-throughs are usually billed as a monthly estimate and then reconciled once a year. If actual costs come in higher, you get a true-up bill. None of the reports above publishes a standard pass-through figure for Rockville, so ask the landlord for the current per Sq Ft estimate and two or three years of actual charges. Ask whether CAM increases are capped.

The rest of the monthly bill

A net quote also leaves out the costs of running the space day to day. Build a written budget that separates:

  • Base rent
  • NNN, CAM, or operating expense estimates
  • Electric, gas, water, internet, and trash on your own accounts
  • Business liability and property insurance
  • Racking, workbenches, carts, and a pallet jack
  • Security deposit and any prepaid rent
  • Improvements, plus the permits that go with them
  • Annual rent increases and renewal terms

Fit-out work in the city needs City of Rockville permits, and some changes of tenant need an occupancy permit. Our Rockville permits and licenses guide explains which office handles what.

Watch the minimum footprint

In a November 2026 review of search results for "warehouse for rent rockville md," the top results were broker listings for spaces of roughly 3,500 Sq Ft and up. A fair rate on twice the space you need still costs more than a smaller space sized to your operation.

Illustrative math from market averages

The table below shows base rent only, calculated from the third-party averages above. It is illustrative. It is not a quote for any Rockville property and not a WareSpace price. Pass-throughs, utilities, insurance, and setup all come on top.

Market average used (illustrative only)1,000 Sq Ft, base rent per month3,500 Sq Ft, base rent per month
CBRE Suburban Maryland industrial asking, $14.53$1,211$4,238
NAI KLNB I-270 industrial asking, $16.56$1,380$4,830
Cushman & Wakefield North Bethesda/Rockville warehouse/distribution asking, $17.00$1,417$4,958
NAI KLNB I-270 flex asking, $24.55$2,046$7,160

The math is simple: multiply the annual rate by the Sq Ft, then divide by 12. What it leaves out is the hard part to budget.

How the lease term changes the math

Conventional industrial leases often run for several years, and the commitment is a cost of its own. Using the same illustrative Cushman & Wakefield average, 3,500 Sq Ft over five years adds up to $297,500 in base rent alone, before pass-throughs or annual increases.

That matters most when your volume is still moving. If you need 1,500 Sq Ft this year and 3,000 next year, a long lease forces you to guess. Pay for the larger space now, or move and restart setup later. Before you sign, ask:

  • Is the quote annual or monthly, and is it based on rentable or usable area?
  • Which pass-through charges can change during the term?
  • Are there early termination, sublease, or expansion rights?
  • Is a personal guarantee required?
  • Which business activities does the lease allow?

Keep market rents separate from WareSpace pricing

The figures above describe comparable market asking rents. WareSpace advertises all-inclusive monthly pricing starting at $1,000/mo, with short-term 6 or 12 month agreements. WareSpace’s standard model bundles utilities, WiFi, HVAC, loading docks, and shared equipment into one monthly fee. Rockville pricing, unit sizes, and building features have not been released and will be confirmed before opening.
