Self-storage can hold boxes. Warehouse space is designed to support an operating business. The right choice depends on whether you only need passive storage or need to receive shipments, work with inventory, stage materials, and run approved daily operations.
Compare the operating model
| Decision factor | Self-storage | Small warehouse space |
|---|---|---|
| Primary purpose | Personal or passive storage | Approved business storage and operations |
| Loading | Property-dependent | Commercial loading access should be verified |
| HVAC | Often limited or unit-specific | Year-round HVAC can support people and inventory |
| Power and WiFi | Often limited | Business-ready service may be included |
| Carrier workflow | Usually limited | Receiving and pickup processes can be built into the facility |
| Work inside the unit | Commonly restricted | Approved packing, shipping, staging, and light assembly may be supported |
| Shared support | Limited | May include equipment, common areas, and on-site staff |
Always verify the specific property’s rules. A label such as climate-controlled storage does not automatically mean you may operate a business from the unit.
Loading and receiving
If your team receives pallets, frequent cartons, contractor materials, or daily carrier pickups, inspect the loading path from vehicle to unit. Ask about docks, drive-in access, carts, pallet jacks, delivery windows, and package handling.
Control and permitted use
A private warehouse unit can keep inventory, equipment, and packing work in one controlled place. WareSpace supports approved ecommerce fulfillment, contractor staging, inventory storage, distribution, light assembly, and office/admin work. Prohibited uses include auto repair, welding, spray painting, hazardous materials, food manufacturing, and other activities listed in the Acceptable Use Policy.
Compare total cost, not rent alone
Self-storage may look less expensive before you add separate WiFi, business services, equipment, security, shipping workarounds, and time lost moving between locations. A traditional warehouse may add NNN, CAM, utilities, racking, equipment, and a longer lease.
WareSpace’s published all-inclusive Monthly License Fee starts at $1,000/mo. Ontario-specific inventory, pricing, and offers are not published.
