If your deliveries arrive near SFO but your customers are in San Francisco or farther down the Peninsula, the right address depends on which trip you make most often. Start with those daily routes, then check whether a specific building can handle your deliveries and approved work.

East of 101

East of 101 includes industrial properties alongside business parks and life-science development. The city’s development map shows projects around Oyster Point and other districts. The city also identifies traffic congestion east of 101 as an access problem.

If your crew leaves at 7 a.m. or receives freight in the afternoon, test the street route between US 101 and the building at those times. Check where a truck can stop and how you get goods from the loading area into your unit.

South San Francisco and San Bruno

San Bruno sits south of South San Francisco near SFO. If your shipments pass through the airport, compare the actual drive and receiving arrangements at both addresses. Ask your carrier where the freight is released and whether your team, or the building, can receive it when it arrives.

Brisbane and Northern Peninsula Access

If most of your jobs are in San Francisco, include Brisbane’s Crocker Industrial Park in your search. It is an established industrial area north of South San Francisco. Compare the morning drive to your job sites with an East of 101 address, then verify your activity is permitted at the property you tour.

Burlingame and Central Peninsula Access

Burlingame’s Rollins Road industrial corridor sits beside US 101 south of SFO. If your deliveries or crews regularly head down the Peninsula, compare a Rollins Road address with one in South San Francisco. Test both directions at the times you travel, and check the loading setup and allowed use before comparing rent.

Compare Addresses, Not Just Cities

Put your regular destinations on a map: the airport or freight release point, the first customer or job site of the day, your carrier’s pickup route, and where your crew starts. Tour properties along the route that saves the trip you repeat most. At each one, confirm truck access, loading, allowed use, and the full lease commitment.

For airport shipments, use the warehouse near SFO guide. If you dispatch crews, see the contractor warehouse guide. If you pack and ship orders, the Bay Area e-commerce guide covers receiving and carrier handoffs.
