What to Look For in Contractor Space
General warehouse listings rarely address contractor-specific requirements. Tour with these questions in mind and get answers in writing before you sign.
- Drive-in access. Verify door dimensions (10x10 minimum for most work trucks, 12x14 for larger vehicles) and turning radius. Many small Charlotte buildings only have narrow roll-ups.
- Electrical capacity. Standard 120V will not run compressors, welders, or table saws. You need 240V at minimum, sometimes 3-phase. Upgrades run $5,000 to $15,000.
- Floor drains and water access. Equipment cleaning and wet work need drainage. Cutting drains into existing concrete costs $3,000 to $8,000 or more.
